Remortgaging your home? A named solicitor handles everything.
Whether you're switching lender for a better rate or releasing equity, Lauren Basger will handle your remortgage personally from instruction to completion.
If you are remortgaging, you are usually trying to do one of two things: secure a better rate before your current deal ends, or release equity for something that matters, home improvements, school fees, consolidating borrowing. Either way, the legal side can feel like an unwelcome hurdle when you just want the new mortgage in place without fuss. That is where we come in.
Your remortgage is handled from start to finish by Lauren Basger, a named solicitor at a Legal 500 Leading Firm. She will review your new lender's offer and conditions, carry out the searches or indemnity insurance your lender requires, redeem your existing mortgage with the outgoing lender, and register the new charge at the Land Registry. If there are complications along the way, a second charge, a Help to Buy loan, a transfer of equity alongside the remortgage, or leasehold consents to obtain, you will speak to Lauren directly about them, not a call centre or a case handler you have never met.
Why does that matter? Because remortgages often stall on small details: a missing management pack, a lender query about the title, a delay in the redemption figure. Having one solicitor who knows your file, answers your calls and explains costs clearly from the outset tends to make the difference between a smooth completion and weeks of chasing. If you would like to talk it through before committing, there is a no-obligation initial discussion available on 0330 808 0849.
How it works
Instruction and initial checks
You appoint Lauren Basger, who confirms your identity, source of funds and details of the new lender, then opens your file and explains the steps ahead.
Reviewing the mortgage offer
Lauren reviews your new mortgage offer and the lender's conditions carefully, raising anything that could affect you before you commit to the new terms.
Title and property investigation
Your title deeds are examined and, where the lender requires them, searches or a search indemnity are arranged to satisfy their conditions.
Redemption figure from current lender
Lauren requests a redemption statement from your existing lender, showing the exact amount needed to repay the current mortgage on the intended completion day.
Reporting to you
You receive a clear report on the new mortgage terms, costs and any obligations, along with the mortgage deed to sign and return.
Drawdown of new funds
Lauren requests the new mortgage advance from your lender in time for completion, ready to repay the existing loan and settle any balance.
Completion and registration
The existing mortgage is redeemed, the new charge is registered at HM Land Registry, and Lauren confirms everything is finalised in writing.
