Selling your home with a solicitor who answers directly.
Whether you're moving up, downsizing or selling an inherited home, Lauren Basger will handle your sale personally from instruction through to completion.
Selling a property should feel like moving forward, not treading water. From the moment you accept an offer, questions start to build: how quickly will the buyer's solicitor engage, what enquiries will come back, when can we agree a completion date, and when will the money actually land in your account? Our selling service is designed to answer those questions as they arise, so you always know where things stand.
Lauren Basger, a named solicitor at our Legal 500 recognised firm (SRA 455207), handles your sale personally from accepting the offer through to completion and the transfer of funds. That means preparing the contract pack, gathering title documents and property information, responding to the buyer's enquiries, dealing with your mortgage redemption if there is one, agreeing the completion date, and making sure the sale proceeds reach you promptly. You speak to the same solicitor throughout, not a rotating case handler or call centre.
Why does that matter? Because most seller frustration comes from silence and uncertainty, chasing updates, wondering what an enquiry means, or worrying about a chain wobbling. With a partner-led approach, you get straight answers on timing, costs and next steps, and problems are addressed before they stall the transaction. If you'd like to talk it through, we offer a no-obligation initial discussion on 0330 808 0849.
How it works
Instructing your solicitor
Once you accept an offer, you instruct a solicitor. Lauren Basger takes your details, confirms fees in writing and completes identity checks before starting work.
Preparing the contract pack
Your solicitor gathers title deeds from the Land Registry, asks you to complete property information and fittings forms, then sends a draft contract to the buyer's solicitor.
Replying to buyer enquiries
The buyer's solicitor will raise enquiries about the property, its title, alterations and any leasehold matters. Lauren works with you to answer them clearly.
Approving the contract
Once enquiries are resolved and the buyer's searches and mortgage offer are in place, both sides agree the final contract wording and prepare for exchange.
Exchange of contracts
You and the buyer sign contracts and a completion date is agreed. At this point the sale becomes legally binding on both parties.
Completion of sale
On the completion date, the buyer's funds arrive, keys are released through the estate agent, and legal ownership transfers to the buyer.
Post-completion matters
Your solicitor redeems any mortgage, settles estate agent fees from the proceeds, sends you the balance and closes the file with a final statement.
